Swapping Homes
Can I swap homes with another tenant?
Normally, you will have the right to swap homes with another housing association tenant or with a council tenant.
Before you do so you must get our written permission, however, we will only refuse if a limited number of grounds apply. We may give permission but also insist that any rent owing is paid up.
How can I apply for permission?
Simply ask us for an application form. Fill it in (we will help you if you have difficulty) and return it to your Housing Officer.
We will always let you know our decision within 42 days of receiving the form.
What are the reasons why permission may be refused?
We will refuse to approve your application if one of the following applies. Where you or the other tenant:
- will shortly be evicted;
- is due to be taken to Court for possession of your home;
- will be moving to accommodation that is too big;
- will be overcrowded after the move;
- holds the tenancy because of particular employment;
- does not qualify to move into the accommodation because it has been provided for a special purpose.
How will I be informed of the decision?
If none of the grounds for refusal apply you will receive a letter granting permission for you to proceed with the swap.
Even where one of the grounds for refusal applies, if possible, we will consider approving your application while requiring you to first rectify the position. Your Housing Officer will discuss these conditions with you to ensure that you can meet them.
Where the application is refused we will tell you why we cannot grant consent.

A word of WARNING!
If you swap your home with another tenant, you will take over their tenancy. This may change your status and your rights and will lead to you having all the tenancy responsibilities and obligations of the other person and having to repair or replace any items for which the other tenant would have been liable.
It is therefore important that you closely inspect their accommodation and satisfy yourself that it is clean and in a good state of decoration and repair.
